By making a reservation on this website, you and your companions expressly and unreservedly accept these conditions.
Our houses are fully equipped: TV, fridge, microwave, toaster, coffee maker, kettle, washing machine, hair dryer, cleaning utensils, cooking utensils and kitchen utensils. Air conditioning and dishwasher are installed in most houses. Check the website to see if the chosen house has this equipment.
The photos and descriptions presented by Arenda Costa Dorada are reviewed periodically. However, there may be differences in exposed furniture or interiors. These changes will not give you the right to compensation or claim.
For hygiene reasons, houses do not have rags, sponges, kitchen rags and barbecue grill.
All prices are inclusive of VAT.
Bed linen and towels are included in the accommodation during the summer season. Consumption of water, gas and light are also included.
The tenant accepts the rules of the community and agrees to maintain correct and exemplary behavior towards the rest of the neighborhood:
1.The use of the common areas (swimming pool, garden, accesses, passage areas, parking areas, ...) will be subject to the regulations of the Community and the limitations established by the authorities. Arenda is not responsible for these limitations.
2. To avoid the communal areas being dirty, it is forbidden to throw cigarette butts, papers and other rubbish on the floor.
3. In the interest of proper coexistence, the hours designated for rest must be respected. From 3:00 p.m. to 6:00 p.m. and from 10:00 p.m. to 10:00 a.m. noise and shouting must be avoided, the volume of television sets or music players or similar must be limited and, in general, any activity that disturbs or annoys the rest of the neighbors must be limited. The noise limitation is expressly referred to in the Miami Platja Acoustic Limitation Law. For not respecting this law, the agency has the right to not return the deposit.
4. The opening and closing hours of the pool included in the signs installed in the community must be respected.
5. Children, dependent or disabled people are prohibited from remaining alone in the pool. They must be accompanied at all times by a person of legal age who knows how to swim. Family members or friends who are not tenants of this same complex may not use the pool.
6. Inflatable mattresses, floats, etc. are not allowed in the pool.
7. It is mandatory to go through the shower before using the pool in order to keep the water in the proper hygienic conditions. It is forbidden to use soap in the pool shower.
8. It is strictly forbidden for all people to relieve themselves inside the pool or surrounding areas.
9. Smoking, eating and drinking in the pool and communal area is strictly prohibited.
10. Diving into the pool is not allowed.
11. Taking photographs or recording videos without the express consent of the people who appear in them is prohibited by the law of civil protection of the right to honor, personal and family privacy and one's own image.
12. Chairs (not umbrellas) may be used in the pool area, although they must be removed when the user leaves the pool area and may not be left in the pool area or anywhere else in the communal areas.
13. Towels may not be hung out on balconies or outside terraces.
14. It is strictly forbidden to play with a ball in the communal area.
In case of departure and departure before the scheduled day, NO amount will be refund to the client.
2. BOOKING CONDITIONS
You can make the reservation online, after checking the availability of the desired accommodation. To confirm your reservation, you must pay 50% of the rental price, by bank transfer or by credit card. In case of payment by bank transfer, you have 2 days to send the proof of payment. After this time, your reservation will be canceled.
Once the prepayment has been received, we will send you the confirmation with the rental conditions via email, which you will present at the reception of our office upon arrival, where you must pay the outstanding balance (cleaning and tourist tax) before key collection.
The rest of rental price 50% must be paid by bank transfer or with the credit card 10 days before arrival or in cash on arrival. Remember we can only accept cash amounts of 1.000 euros from the clients of the European Community and less than 10.000 euros from the clients from non-EU countries.
3. CUSTOMER OBLIGATIONS:
Housing occupancy
You agree to keep the accommodation clean, in order and in the condition in which it was delivered. It also undertakes to follow the instructions for use and maintenance indicated by the company and to comply with regulations regarding noise, garbage collection, water consumption, etc.
The number of people per dwelling cannot exceed the indicated capacity, except for babies (under two years).
In case of non-compliance with these rules, the company is entitled to request the eviction of his home without compensation and to collect compensation for damages, which can be deducted from the deposit.
In addition, pets are only allowed if this is specifically mentioned in the accommodation file. If you don´t follow these rules, the tourist company may request the eviction of the house without compensation for you.
PAYMENT OF DEPOSIT.
When collecting the keys, you must pay the guarantee deposit (amount indicated in the booking confirmation). This deposit is usually between 300 and 1000 euros (luxury villas- 5000 €) and will be returned at the time of departure or within a maximum of 48 hours, provided that no damage has been caused to the accommodation and that it is the same. state in which it was delivered.
PAYMENT OF TOURIST TAX
The tourist tax is mandatory from November 2012 and must be paid at the entrance. Guests over 16 must pay € 1.00 per night for the first 7 days of stay only. In total, the maximum amount that can be paid is € 7.00 for each major person (excluding VAT).
4. COMMITMENT OF ARENDA
Arenda Costa Dorada has an office open to the public in Miami Playa within 5 minutes of the house you rent.
Unlike other companies, our treatment is totally personalized. We explain the operation of the house and the characteristics of the environment.
We will resolve any incident that may occur in the accommodation as soon as possible.
COMPLAINTS. Any damage or incident must be reported within 24 hours of arrival. After this time, the damage may be attributed to the tenant. It is the cleaning staff who check the condition of the property during cleaning. However, if you have seen any fault, please let us know so that we can help you. Our goal is to ensure that guests fully enjoy their stay. Any complaint regarding the state of cleanliness, inventory or linen must be communicated at the time of arrival to give us time to resolve it in the most appropriate and efficient way possible. Arenda Costa Dorada must be given the opportunity to resolve any problems that arise upon arrival or during the stay, and the tenant must take into account local conditions regarding reasonable timeframes (24-48h) to resolve the problem, depending on the severity of the problem. Claims submitted after the day of departure will not be considered as the guest will be deemed to have fully accepted the terms of the stay without reporting the incident. The tenant authorizes Arenda Costa Dorada staff and those responsible for maintenance and cleaning to enter the property to carry out any necessary repairs. If assistance with maintenance is requested and staff are subsequently denied access to the property, deductions may be made from the deposit to cover transportation costs.
NO RESPONSIBILITY OF ARENDA COSTA DORADA:
Stealing or destruction caused by others.
Works and constructions near the housing.
Exemptions, omissions or interruptions in supplies (electricity, water, wifi, ...)
Neglect or omission of services provided by third parties (cleaning of common areas, community pools, etc.)
5. ARRIVALS AND DEPARTURES
ARRIVALS: According to Royal Decree 933/2021, it is mandatory to check-in online before arrival of your customer account in our system.
- Previously, Order INT/1922/2003 requested the following data:
Name. First and second surname. Document type. Document number. Expedition date. Birthdate.
- The new regulations, in force since 2024, add new data to the list, emphasizing the reservation, in addition to the traveler's data. The official list that must be completed is as follows:
Reservation identifier. Contract date. Entry date. Departure date. Payment type. Name of the traveler. Traveler's last name. Telephone and email of the traveler. Document type. Document number. Document support number. Birthdate. Address. Municipality code. Municipality. Postal Code. Country. Relationship (only for minor travelers).
- You have to know that without a check-in online done we do not deliver the keys.
- If the data of only 1 client is missing, the system does not send the data of the others.
- Key collection will take place at our office, located at Avenida Barcelona, 164 Miami Playa, between 4:00 p.m. and 6:00 p.m. on the day of check-in. Check-ins from 6:00 p.m. - 9:00 a.m. - keys in the mailbox with code, mandatory payment of the outstanding amount.
If you would like us to accompany you home from 18:00 to 24:00, you will have to pay an extra fee of 100,00 euros. It is essential to notify in writing to the email: reservas@arendacostadorada.com

DEPARTURES
Guests must make a check-out between 09:00-10:00 on the last day booked. The house must be clean, as we delivered it. Our staff must visually monitor the house and once verified that everything is in order, we return the deposit (*keep in mind that the cleaning team comes at the indicated check-out time. If you do not leave the house at the scheduled time, you will have to pay 50 euros for every 15 min. of delay. It is mandatory to throw out the garbage, leave the kitchen with clean dishes and bedding at the entrance (do not remove mattress and pillow protectors).
6. EXTRAS: ADDITIONAL SERVICES
For the convenience of our customers, we offer a list of optional extra services. These services are ordered in advance so that we have the opportunity to provide them.
The final cleaning service it is a mandatory service, the price depends on the characteristics of the accommodation.

7. CANCELLATIONS AND CHANGES BY YOU
Reservations made will not be effective until the agreed amount has been entered.
The cancellation or modification of the reservation must be communicated as soon as possible to the email indicated in the reservation voucher. Cancellation may give rise to penalties, as compensation.
In case of cancellation the following conditions will apply:
- If the cancellation occurs more than 10 weeks before the date of entry, it will be penalized with 0% of the prepayment of the rent.
- If the cancellation occurs less than 10 weeks before the date of entry, it will be penalized with 50% of the rental amount.
• In case of no show (NO SHOW) or cancelation 1 day before arrival, the tourist will lose 100% of the rental amount. 8. CANCELLATIONS AND CHANGES BY ARENDA COSTA DORADA:
-In the event of force majeure or the owner's decision not to continue renting, Arenda Costa Dorada reserves the right to cancel any reservation. Similar accommodation will be offered (depending on availability) or the amount paid will be refunded.
-As our accommodations are offered for rent on other portals, and in order to avoid double bookings, ARENDA COSTA DORADA reserves the right to cancel your reservation within 48 hours of making the reservation, fully refunding the amount paid (without compensation) or offering another similar accommodation.
